Criteria for leasing this property: No bankruptcies, foreclosures or evictions filed in the last two years. No Section 8 housing allowed as well. The application fee is $100.00 per person which will include obtaining a background check, credit history and verification of rental history and employment. Your income must be two times the rent amount. There is no credit score requirement but the higher the score, the more favorable this will be for you. A stable work history is required with at least two years of verifiable work history. If your employer uses the Work Number to verify employment, then you will have to pay any subsequent fees that they may charge to retrieve your employment history. Applications will be processed on a first come basis. I am not interested in obtaining 50-100 applications and charging a $100.00 fee for each application. I am only interested in finding a quality tenant that will pay the rent on time and take care of the property as if it was their own. I process one application at a time. This means that if 10 people send me an application at one time, I will look at the order in which the applications were received and process the application that was first received. If I approve the application, then the process is over. If I do not approve that application, then I will contact the second applicant to let them know that I am ready to process their application and request that they send the application fee. You can send in your application without sending in the application fee. Once again, I am not interested in receiving application fees.
